Our letting agency services come in two main flavours: Let Only, and Fully Managed.

LET ONLY
A “let only” service is where we shall find you a tenant.

  • Market the property
  • Do viewings
  • Find you a tenant
  • Reference check them
  • Draw up the tenancy agreement
  • Move them in
Then once the tenant is in, you are able to take over. Sounds easy right? But what about all the legislation? Gas safety checks? Chasing rent if it's not paid on time? Inspecting the property regularly? Other legal obligations?

FULL MANAGEMENT
Full management should – as the name implies – cover everything that needs to be done in the course of dealing with your tenants.

  • Market the property, do viewings, find the tenant, reference check them, draw up the agreement, move them in
  • Collect and pass on the rent, and chase it up if it isn’t paid on time
  • Inspect the property regularly, and update you on its condition
  • Take care of your legal obligations, such as gas safety certificates
  • Arrange any maintenance that's needed
  • Respond promptly to tenant requests and keeping them happy
  • Handle rent increases, renewals, check-outs and so on
