Real Life Success Stories: Selling Eastgate, Aberystwyth

How we marketed and sold this stylish apartment that was on the market with four other local agents. A real life success story.

Last year the property market felt frozen during lockdown. Luckily for us, we had already a massive social media following and online presence so when lockdown hit, we were able to sell our homes via 'Whatsapp and Zoom'.

Address: 31 Eastgate, Aberystwyth
Price £99,000
Number of viewings: 2

The Property History

Located in a prime location, Eastgate was a homely apartment that maintained original character and had been perfectly adapted for modern living. Close to local amenities and nature walks that struggle for comparison, almost everything you could have wanted was within close reach with a mere minute walk being the only separation between you and the cultural centre of Aberystwyth town. We saw it being the most fantastic first time buy for someone, or an investment opportunity.

What We Did

The vendors had the property on the market with four other agents, so we did wonder how it hadn't sold since it had all the exposure of four different agents and appeared on property portals over 4 times! The exposure was there, so what was the problem?

When you instruct an estate agent, is it our job to make sure we market your property to the fullest. The advantage we had over the other local agents in our town was our digital presence. Currently at 7,000+ followers on Facebook and 2,000+ followers on Instagram, it was our advantage to sell via the digital market and not just on the traditional property portals.

We used our video equipment and did a fantastic video tour of the property, not just to send to local buyers, but it was a way to attract buyers further afield and that is exactly what we did!

The Result

Showing off the gorgeous interiors the apartment had to offer over social media, launching the tour on YouTube, it wasn't long until interest was gained. The buyer had seen the digital campaign and got in touch. The buyer originally from Iraq had seen the tour and asked all the relevant questions and put in an offer. The offer was based on what she had seen via zoom calls, video tours, video viewings - all digital!

What the Seller Had to Say

"Dear Rhian, thank you ever so much for all your advice and help throughout this process! Yourself and Rachel have been absolutely fantastic! I will miss chatting with you both, but look forward to seeing you soon! Thank you for everything. Amazing service!"
