Real Life Success Stories: Selling Cwrt Y Cadno, Llanilar

This weeks local success story is how we sold a property before it even went on the market. The most important part of our job is communication and building relationships with our buyers and sellers. By knowing what our buyers want, we are able to match them to their perfect property.

Becoming a great estate agent involves hard work and dedication and absolutely nailing the basic skills: marketing, communication and negotiation. We are genuinely passionate about getting sellers the best deal; finding buyers their perfect home and we always offer that little bit extra.

We want to talk to you today about a real life success story all about a house in Llanilar. The homeowner called us and asked how we could help.

The Property History
The home was an attractive two bedroom semi-detached situated in the Cwrt Y Cadno development within the village of Llanilar, approximately six miles south of Aberystwyth. It had been maintained to a very high standard and offered entrance hall, lounge, kitchen/dining room, two double bedrooms, bathroom, drive, front and rear gardens.

What We Did
Creating a rapport with people is so important; we make sure our buyers and sellers can contact us at anytime. This isn’t just face-to-face. Those who know what we do, we are social on social media and keep our clients updated with valuable content. The best part of our job is the communication with clients. We get to know our buyers on a personal level and we search for properties that meet their criteria.

When Mrs R came to us wanting to sell, we already had several buyers on waiting lists who we knew would snap up this property! It was perfect for first time buyers and before we even sent our photographer out - we were already on the phone to buyers letting them know about this property and when they were free to come take a look.

The Result
We had been in contact with a couple who wanted to move to the area for a while. We had been on a range of viewings together so we knew their preferences and exactly what they needed. We matched the perfect buyers to the perfect house and sold it before even marketing it on the property portals. Mr & Mrs E made an offer at full asking price, were happy to proceed quickly and within a month both set of clients were extremely happy.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.

More households are reassessing space in early 2026. If your home feels tighter than it once did, this spring may offer the right conditions to move up.

If you are thinking about moving in the next 6 to 12 months, a market appraisal is often the best first step. It gives you a clearer view of value, timing and buyer demand, helping you plan with more confidence in a competitive 2026 market.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.
