The Property History

Situated in a popular residential village, the chance to own this wonderful three bedroom detached house was not to be missed. Only 7 miles from Aberystwyth, and 11 miles from Machynlleth, this property was ideal for commuters, or those who want the quiet of a village whilst still being close enough to the bustle and interest of town. Close proximity to the local primary school made this property ideal for young families, and the short traveling distance to Borth coast and Ynyslas beach was an added bonus.

What We Did

When the owners came to us wanting to sell, we had already seen it on the market with another agent and wondered why it hadn't sold already. We were surprised to hear they were struggling to sell as we saw the potential and the space the property offered. The owners had mentioned that they had a valuation given to them by another estate agent that was much lower than ours at £219,950!

After comparing other properties sold in the area, speaking to the owners about the renovations they had made, and knowing the potential the property had, we were confident of our valuation which was £270,000. After marketing the property in the very best way with great photography, floorplans, measurements, and video, we sold it £5,000 under asking price.

The Result

The buyers were a couple we had the pleasure of meeting and knowing through being clients of ours already. We knew what they were looking for and just as we thought, the property was the perfect match. The sale went through smoothly with no problems and Mr and Mrs J were able to move to the bungalow they always wanted.
