Is the Ceredigion property starting to slow down? Find out in this article.

Although the number of sales in Ceredigion have dropped since the summer, we registered over 200 buyers in October, most of who have instructed a solicitor. Those who are cash buyers have their proof of funds ready, and those who are reliant on a mortgage have their Agreement in Principle.

Some of the buyers we spoke to want to find their property before Christmas, not the rush to move in, but to have a sale agreed to begin the process in the new year.

The housing stock has dropped dramatically over the last 12 months, yet the number of people looking to move has doubled.

With lettings, tenants are changing their preferences and are now considering unfurnished or furnished properties to make themselves ahead of the competition. Our student properties has launched this November.

We recommend for students to look for a property around November as it gives them enough time to ideally sort their new property before Christmas. However, if they want to wait until January exams are over, which we can appreciate, we will get them sorted.

Sellers are nervous about putting their house for sale in fear that they won't find a suitable house to move into. Very few people can buy without selling first and what has been happening is that their house sells within a matter of days, leaving them with no where to go. We have seen families go into rented which is causing the rental market to be even more competitive.

If you are looking at the moment, we recommend getting yourself as prepared as possible. Make sure you have your finances in place, your mortgage in principle or proof of funds.

Another problem we are seeing is that buyers, when they see a home they like, there are already several other buyers who have also seen it and made offers before they've even had a chance to view it.
