It’s not over yet - new guidance for agents still restricted in Wales

While England’s housing market is almost fully operational, within social distancing guidelines, there are still some restrictions in Wales.

Update Thursday 9th July 2020.

Now the Welsh Government has updated its information for agents and tenants with regards to repairs.

The guidance says that throughout the pandemic period landlords and agents remain responsible for keeping properties in safe condition, but it cautions that “professional judgement” should be exercised about when and how non-urgent repairs and inspections should be undertaken.

The guidance says agents and landlords should discuss the issue with tenants, with the latter being allowed to exercise their judgment as to whether a non-essential visit is required.

The Welsh Government says no work should be carried out in any household which is isolating or where a person classed as extremely vulnerable is shielding.

In addition, guidance has been issued to local authorities highlighting that enforcement in the private rented sector should be focused on responding to emergency situations.

We continue to follow the Welsh Governments Guidelines and want to keep our staff, our clients and our town safe.

More households are reassessing space in early 2026. If your home feels tighter than it once did, this spring may offer the right conditions to move up.

After a subdued end to 2025, the first quarter of 2026 has quietly rebuilt confidence in the housing market. March may be the strategic launch point sellers have been waiting for.

Setting the right price for a property is one of the most important decisions a seller can make. Price too high, and your home may linger on the market; price too low, and you risk leaving money on the table. In today’s competitive UK property market, accurate pricing is more crucial than ever.

Spring is traditionally one of the busiest times in the property market. Buyers are more active, gardens begin to look their best, and homes naturally feel brighter and more appealing. Preparing your property before the Spring rush can help you attract stronger interest and potentially achieve a better price.
