If you want to move house by Christmas, act now.

If you want to move house by Christmas, act now.

With Christmas already in sight, if you’re serious about selling it would be worth your while to do something about it now, rather than waiting until the Spring.

Let's face it, 2020 has been a year we will never forget. The talk of festive cheer may be welcomed, no matter how far away it seems, considering most of us spent our summers indoors.

You may not want to hear it but....... it is less than 100 days until the 25th of December!

Psychoanalyst Steve McKeown stated that studies found that people who put their festive decorations up early are often happier than those who delay.
So why wait until December?

In all seriousness, many people who are looking to buy a new home use the Christmas period as a space on the calendar to get things done by. We often hear people declare they want to ‘be in by Christmas’.

The thought of sitting on your sofa in your new home, watching the Queen’s speech with a sherry in one hand and a mince pie in the other, is appealing to many property seekers.

You need to act now

But if you want to turn that thought into reality, you’ll need to act – now.
By putting your home up for sale now, you give yourself a chance of being somewhere else by Christmas.

The second half of September is rated as a ‘good’ time to sell your home by the advice site TheAdvisory.co.uk. And we agree with them.

The best-case scenario is that your sale and onward purchase (if there is one) are smooth ones, enabling you to make the 25 December deadline.
But even if you don’t wake up on Christmas Day in your new place, you’ll have given yourself a great head start to be in a new home for the start of a new year.

Why you should sell over the Christmas period

We know that it is far better to sell your property when everyone else is beginning to think about slowing down for Christmas. Some competing properties may well be removed from the market temporarily which we view as a huge mistake. Remember, for a serious buyer, Christmas is just a holiday. The number of viewings may be small, but the quality should be relatively high you will get those who are really serious about moving, holiday or no holiday.

Additionally, it is well known that the highest property portal viewing numbers by far, occur over the Christmas period.

Finally, Christmas is a time when a house really does look like a home and could just tip the balance in your favour when buyers come to view.

Whenever you are thinking of moving, we’d love to help you do it successfully.

For tenants, April is a useful point to pause and plan. With rents still rising across the UK and the first phase of rental reform approaching in England, this is a good time to review your budget, renewal options and next move.

With mortgage rates steadier and spring listings emerging, March 2026 offers buyers a balanced window before peak competition intensifies.

April is a good time for buyers to focus on readiness rather than guesswork. In a market where choice has improved but confidence remains mixed, being organised can make all the difference when the right home comes along.

April is the final window for landlords in England to prepare for the first phase of the Renters’ Rights Act. With the new tenancy regime starting on 1 May 2026, now is the time to review paperwork, processes and whether self-management still feels realistic.
