Remember that you're paying your estate agent for their experience in selling houses. Let them take to lead on viewings, deal with any questions from potential purchasers and when it gets to the negotiation stage keep in mind that they work for you and will be working to get you the best deal. The same goes for your solicitors, try to keep in mind that these people have been instructed to make this process as painless as possible for you.
Not all buyers are the right one
Choosing the right agent and solicitor is important but so is choosing the right buyer. Everyone wants the most money for their home but the best buyer isn't always the highest offer. If you're looking to move quickly you want the most motivated buyer, someone on the same page and working to the same timescales as you are. A chain free buyer, someone that isn't relying on selling their home to be able to buy yours usually means less complications. Communicate your top buyer criteria to your agent and they will help you find someone that best meets your needs.
