Do I need a for sale board to sell my home?

With the ever growing use of online marketing, is there still a place for the traditional For Sale / To Let boards?

The internet is a blessing for clients, searching for properties with a click of a button but you will be surprised how many phone calls we get each week asking about a property they have just walked by. Asking for price, how many bedrooms and if they could see it that day! People will drive around to see where it is, see the house and area for themselves.

1. A board helps buyers find you – a guide
Houses can look similar especially if they are in a row. What if the viewers went to the wrong house? Imagine the embarrassment they would feel standing outside the wrong house or even getting lost not being able to find it. What if they spent time looking at a home that was actually two doors up that had a better exterior – imagine the disappointment, not a great start to a viewing. If a board is there, they will find it straight away and avoid confusion.

2. It is beneficial for you – word of mouth to get you sold/let
A board going up gets the locals to hear about your house, it gets people talking and you never know whether somebody locally might just be interested into buying/letting your property! – It does happen! being actively marketed in the area gives you the higher chance of a successful sale/let.

Viewers will drive past on the way to work, school run, another viewing and it will be in their mind every time they drive past it – it is a wonderful way of boosting your presence.

4. Attracting “opportunist buyers / tenants”

So by having the board up, you will attract the opportunist buyers/tenants. The people who aren’t actively looking but would be interested if your house popped up on the market.
