Create a list of about 6-7 estate agents you would consider using. If you are new to this, have a look at OnTheMarket and Zoopla where you can search for the agents in your area. Take a thorough look at their websites, ask friends and neighbours about recommendations, look at their social media presence, advertisements and even the shop window. Which ones are smart and appealing? Don’t just choose the agent with the lowest fee and highest valuation.

Prepare your home for marketing and viewings
Make sure your home is ready for photography. It is one of the most important elements of your property marketing. Buyers start their search online, this is the way to grab attention, make them want to read your home profile and make the arrangement to see your home in person. Declutter and tidy your home. One great example of this is having the beds made. Taking that extra few minutes to dress a bed by smoothing the duvet and plumbing the pillows instantly gives the vibe of a clean and organised home. In Springtime there is a radiant clean hue (most of the time). Get some natural lighting in, open the curtains to maximise natural lighting, even turning on the lamps will add warmth when it comes to viewings.
