Here are three things that the tool DOES NOT take into account and why a face to face valuation is much more beneficial.

1. Improvements you have made - Have you added a new kitchen, bathroom or maybe landscaped the garden? Have you converted the loft? Added an annex? Added any value to the property since you purchased it?

2. Overall finish - “The instant Valuation Tool” has no way of knowing what standard the property is internally & externally and doesn’t take in to consideration any particular features or selling points. 

3. Size - Some people say size doesn’t matter, in this case it definitely does. This is so important when considering the overall valuation on the property. All houses are different and some may have been extended outwards or upwards.

Before you sell your home it’s highly important to get an accurate valuation. An instant Valuation will only be a rough guide. It doesn't take into account all the work you have done on the property.
