3 Reasons Why an Instant Online Valuation can be Inaccurate

3 Reasons Why an Instant Online Valuation can be Inaccurate

Our 53 second "Instant Valuation Tool” is a great tool to get a quick (although very rough) valuation on your home. Here are 3 things it doesn’t take into account and how you can get an accurate valuation still by staying safe at home!

Have you done our instant valuation tool and been surprised about the value it gave you on your home? Well, its a great tool to get a quick guide but it is only a very very rough valuation! Here are three things that the tool DOES NOT take into account and why a face to face valuation is much more beneficial.

1. Improvements you have made - Have you added a new kitchen, bathroom or maybe landscaped the garden? Have you converted the loft? Added an annex? Added any value to the property since you purchased it?

2. Overall finish - “The instant Valuation Tool” has no way of knowing what standard the property is internally & externally and doesn’t take in to consideration any particular features or selling points.

3. Size - Some people say size doesn’t matter, in this case it definitely does. This is so important when considering the overall valuation on the property. All houses are different and some may have been extended outwards or upwards.

Before you sell your home it’s highly important to get an accurate valuation. An instant Valuation will only be a rough guide. It doesn't take into account all the work you have done on the property.

What we can offer though the BRAND NEW SOCIAL DISTANCING TOOL

Video Valuation - Send us a video of your home.
Simply send us a walk through video of your property, you can email it over to us or send it over via WhatsApp or Facebook. Once you have sent us a walkthrough showing us each room, giving us details about anything relevant, any electrical works, roof fixtures or damp proofing you have done etc. We can come back to you with a report detailing an accurate valuation.
Send us your video over our Facebook page here.

Video Call Valuation - Call us using Skype/FaceTime/WhatsApp/Messenger.
Walk us through your property while having us there at the end of the phone! We ask you the same questions, and talk to you about our marketing over video call just like it was face to face. Call us to arrange your free video valuation on 01970 636 000 or alternatively you can contact us on our website here.

Why should you use the social distancing tool?

You’ll know what to expect

You’ll know the net proceeds from the sale once you’ve deducted the selling cost and loan balance from the selling price. If you already have the selling cost of similar properties around the locality and loan balance, all you need is clarity on the selling price. By sending us photographs and videos we can give you an accurate valuation that allows you to gain this critical insight.

Insight on when to improve your home

You maybe thinking of making a few home improvements to raise the value of your property. An accurate home selling valuation will let you know whether it’s worth it. For instance, if your home is valued at £185,000 and the house prices around the area stand at about £200,000, investing around £10,000-£15,000 in new enhancements and upgrades won’t raise the valuation much above £200,000 and might not be necessary but a waste of funds that you could invest in a new home that suits your needs.

Even if you’ve got no plans to access any of these services or do any of the above mentioned things at this time. It’s highly important to remain in the know of the value of the property you own. Circumstances change all the time and you may find yourself in need of this information at a future date.

A social distancing valuation allows us to give you an accurate home valuation without the need for us to visit your home. Allowing you to have accurate figures along with the correct advice for any decisions you are looking to make moving forward.

Give it a try we'd love to hear from you.
